What a roof costs in Williamson County

Repair — leaks, missing shingles, flashing: $400–$1,800.

Full asphalt-shingle replacement, typical home: $9,000–$18,000.

Premium — impact-resistant, metal, tile, complex roofs: $18,000–$40,000+.

But if it’s a covered hail claim, you pay your deductible — not the replacement cost. That’s the whole reason storms drive roofing here.

These are Central Texas ranges for asphalt shingle unless noted. Roofers price by “square” (100 sq ft of roof) — a typical home is 20–35 squares.

Where the money goes

Line itemWhat moves it
Roof size (squares)The base of every quote. More roof, more material and labor.
Pitch / steepnessSteep roofs need extra safety, staging, and time — a real cost bump.
MaterialStandard asphalt is the baseline. Impact-resistant (Class 4) adds ~$1–$3 per sq ft but can earn an insurance discount. Metal and tile are more again.
Tear-off & layersRemoving old roofing, especially two layers, adds labor and disposal.
Decking replacementRotted plywood under the shingles is common on old Texas roofs and is priced per sheet once exposed.
Flashing & penetrationsChimneys, skylights, valleys, and vents each add detail work.

The insurance-claim math

This is the part that surprises people. On a covered hail or wind claim:

So a $14,000 roof can cost you your deductible instead of the full amount. That’s legitimate and it’s how the system is designed to work.

The deductible red flag

If a roofer offers to “waive,” “cover,” or “eat” your deductible — or to inflate the invoice so insurance covers your out-of-pocket — walk away. In Texas that’s insurance fraud, it’s illegal for both of you, and it’s the clearest sign of a storm-chasing outfit. Honest local roofers never offer it.
